  2. To market your property through our extensive range of property portals for maximum response.
  3. To ensure, once suitable tenants have been found, that references are taken up and checked, all financial matters are handled on your behalf and contracts are prepared.

Once you have decided that we are right for you, you then need to decide whether you want to instruct us on an introduction or full property management basis. The following information should assist you in deciding which option is best for you:

Letting only Service

This service is for landlords who have the time and resources to mange their properties, but require basic support to keep the property occupied with reliable tenants and to provide for the collection of rent. Our letting only service is tailored to meet the needs of these landlords.

  1. Rental Valuation.
  2. Marketing of Property.
  3. All viewings are accompanied by one of our professional Negotiators.
  4. Negotiate terms between prospective tenants and yourself. Landlord and tenant meetings can be arrange
  5. References taken up (including a financial reference) checked and sent for approval by you.
  6. Contracts prepare
  7. Monies collected, including deposit.
  8. Statement prepared and submitted with monies.

Our fees for a Letting Only Service is a flat fee of £550

Letting & Property Management Service

This is our comprehensive property letting solution. Simply place the property with us, sit back and watch the revenue roll in. We apply our extensive knowledge and experience to all aspects of the letting process from letting the property to collection of monies and maintenance inspections. We do the hard work so that the let runs smoothly, and provide the first point of contact if an issue arises. The main features of our service are listed below:

  1. Marketing of Property
  2. All viewings are accompanied by one of our professional negotiators
  3. Negotiate terms between prospective tenants and yourself.
  4. Landlord and tenant meetings can be arranged
  5. References taken up (including a financial reference) checked and sent for approval by you
  6. Contracts prepared
  7. Monies collected, including deposit
  8. Statement prepared and submitted with monies
  9. Tenant check-in with full inventory service
  10. Rent collection
  11. Payment of any outgoings
  12. General repairs
  13. Emergency repairs
  14. Deal with all tenant enquiries
  15. Free mid-term property inspection
  16. Advice and support on all aspects of furnishings and property maintenance
  17. Tenant check-out with full inventory service

Our fees for the Letting & Property Management Service is a flat fee of £1200

Landlords Insurance

We can recommend a competitive building insurance deal, with limited contents insurance. We recommend that you take out some form of insurance for any property you let to cover for those unexpected events that can tie up capital at inconvenient times.

Additional Services

Inventory Service

We offer a full inventory service at the begining of the tenancy. We prepare an inventory of all fixtures and fittings to be agreed as part of the tenancy agreement. This service is included in the price of our full management service. With our letting only service this service is charged as follows:
